Loan

Housing Loan

This is the most common type of home loan availed to purchase a house. There are many housing finance companies, public banks, and private banks that offer housing loans where you borrow money to purchase the house of your choice and repay the loan in monthly instalments. You can get up to 80%-90% of the house’s market price in the form of financing. The lender will hold the house until you completely repay the loan.

How to avail this service

Steps

  1. 1Check the published rate for the loan you want, and work out the instalment on the EMI calculator.
  2. 2Visit the branch to discuss the scheme, the amount and the security you can offer.
  3. 3Ask the branch for the document checklist that applies to your scheme — it differs from one loan to another.
  4. 4Submit the application with your identity, address and income documents, together with whatever the scheme requires.
  5. 5On sanction, complete the stamping, agreement and charges applicable to the scheme before disbursement.

What to bring

  • Proof of identity and proof of address (Officially Valid Documents)
  • Income proof — Form 16 with the latest salary slip for those in service; three years’ ITR with computation for others
  • Bank account statement or passbook copy for the last six months
  • Passport-size photographs

This is the common core only. Security documents, guarantor requirements and scheme-specific papers are set by the scheme you apply under — the branch will give you the exact list. The Loan Against Property page shows a full published checklist as an example of what that looks like.
